A Unicorn. Huh. This should be interesting.
Set in an alternate universe in which Twilight never become and Alicorn, and where Ponies and Humans co-exist in harmony, Aaron Rogers comes back from his extended stay in Russia to find that someone has moved into the house right next to his while he was gone. It seems that he has a new neighbor.
*Note that the divider used in this description is not the one used in the story. It seems unnecessary to say this, but I have gotten raging downvotes for something similar before. Srs. -_-

I think this looks cute and interesting. I can't wait for more!
I really like this story. The writing style is excellent, and there were a few errors but they didn't harm the flow of the story. However, due to the divider discrepancy, I was forced to dislike this, tell my friends and family to dislike this, make several blog posts about why people should dislike this, and hire several assassins to hunt you and your family down, burn whatever city you live in, and then cover the ashes in deadly superbees.
This is interesting. Just watch out with your punctuation, too many comma's. Keep it up!

Since I've already written a review that's longer than your story, let me be lazy here and just list the major points.
- Adverb use is decent, maybe a bit on the excessive side. On that note:
- Too much fucking narration. Seriously, description is a good thing, but like with water, you can't imagine there being such a thing as having too much of it until you've been there.
- And Mister Self-Insert aka Stu's negative traits are?
- This is only a subjective nitpick and should be taken as such, but are there no horizontal rulers you could use which are less... splashy? I understand that the normal ones can be near invisible, but that's just over the line.
