It may vary from State to State, but I think consulting with an attorney may help understand what Jimmy's rights are as a tenant. Good luck with the cleanup efforts! I know he is entitled to a place to live as long as he pays his rent on time. Maybe see if the landlord put a cleanliness clause in the contract. Evictions are I think 30 days (that is the standard time in most cases).
